长三角住宅房地产市场的价格差异及动力因素

摘    要:住宅房地产的价格可以充分体现人口集聚程度、资金流动趋向和居民的消费偏好。长三角城市群住宅房地产市场显现出较为明显的结构分层特征,需求差异是带来长三角城市间住宅价格差异的主要因素,城镇居民人均可支配收入(或人均年总收入)和非农人口比例的变动是推动住宅需求的主要动力因素,但浙江省和江苏省城市住宅需求的动力因素有所差异。住宅销售面积等供给因素对住宅价格并没有显著的影响,这说明当前长三角群城市的住宅房地产价格主要由需求决定,供给的作用较弱,长三角住宅房地产市场已进入稳定快速增长的阶段。

Abstract:The prices of urban residential housing can fully display the degree of population agglomeration,direction of capital flow and consumers' preferences.The structure of housing system in the Yangtze River Delta ideally follows the rank-size rule.The urban housing prices in this region are primarily determined by demand-side factors.The growth in the per Capita disposable income(or total income) of urban households and non-agriculture population proportion ratio are the major driving forces of demand for urban housings.It is also found that the determinants of urban house prices are different between Zhejiang and Jiangsu.Key supply-side factors like gross floor space sold don't influence the housing price evidently,which implies that at present,the urban housing markets in this region are primarily seller-market,and have entered the phase of steady and rapid growth.
